Herman Bulls is President of Bulls Advisory Group, LLC, a real
estate advisory firm serving the needs of corporations,
governments and College & Universities.
Relevant Experience
Prior to forming the Bulls
Advisory Group, LLC in September, 2001 he served as the Chief
Operating Officer of one of the nation’s largest and most
active Fannie Mae Delegated Underwriting and Servicing (DUS)
apartment lenders. He was responsible for all day to day
operations including marketing, production, operations,
servicing, and asset management. During his tenure he devised
and implemented programs which focused on developing a
scalable platform for the firm’s future growth. Major
accomplishments included major process improvements related to
automation of core functions, revised marketing and branding
programs, successful new product development for the
institutional market, and a revamped organizational structure
and personnel management system. The portfolio increased from
$3 billion to over $3.7 billion under his leadership and
processing efficiencies of over 20% were achieved.
Prior to September 2000, Mr.
Bulls was a Managing Director for
Jones Lang LaSalle, an
international full service real estate firm, where he led the
firm’s Washington, DC corporate office. In over 11 years with
the firm, he worked in the areas of development, investment
management and business development/retention. He founded and
led the firm's highly acclaimed Public Institutions Specialty,
a practice focused on delivering integrated real estate
solutions to government entities, nonprofit organizations,
transportation facilities, and higher educational
institutions. Major clients included the University of
Pennsylvania, University of Miami, Port of Oakland, New York
State Teachers' Retirement System, USAA, Fannie Mae, Darden
Restaurants, City of North Chicago, General Services
Administration, Department of State and Department of the
Army.
Prior to joining Jones Lang
LaSalle, Mr. Bulls completed almost 12 years of active duty
service with the United States Army. His duty assignments
included working in the Office of the Assistant Secretary of
the Army for Financial Management at the Pentagon and as an
Assistant Professor in the Department of Social Sciences at
West Point. He has completed the Army’s Airborne, Ranger and
Command and General Staff College courses and served overseas
in the Republic of Korea. He is currently a Colonel in the
Army Reserves.
Mr Bulls also serves as
President & CEO of Bulls Capital Partners, LLC, a joint venture
between Bulls Multifamily, LLC and SunTrust Bank, which
provides nationwide financing for multifamily real estate
under the Fannie Mae Delegated Underwriting and Servicing (DUS)

He has also served as an
expert witness on real estate matters in court as well as
testified before congressional committees on privatization
issues and public private partnerships.
Education and Affiliations
Mr. Bulls received a Bachelor
of Science degree in engineering from the United States
Military Academy at West Point and a MBA in finance from
Harvard Business School. He is a member of the Executive
Leadership Council, an organization of senior African American
business executives from Fortune 500 companies, and currently
serves as Chairman of the Executive Leadership Foundation.
Additional activities include the National Black MBA
Association, The Real Estate Group of Washington D.C., Urban
Land Institute, Lambda Alpha International, West Point Board
of Trustees, National Association of College and University
Business Officers, the Board of Directors for the Foundation
of Independent Higher Education, APPA Leadership Institute,
Leadership Washington, and a founding member and former
President of the African American Real Estate Professionals of
Washington, D.C. He formerly served on the Chicago Title
Insurance Metropolitan DC Advisory Board and The John F.
Kennedy Center for the Performing Arts Community and Friends
Board.
He is a member of the Real
Estate Advisory Committee for New York State Teachers'
Retirement System, one of the largest pension funds in America
and a member of the Washington DC Advisory Board for Asset
Management Advisors, a wealth management subsidiary of
SunTrust Bank. Mr Bulls also serves on the board of directors
of Comfort Systems, USA (NYSE:FIX), where he serves on the
Audit Committee and chairs the Compensation Committee. |
